Swallows is a superb base for those that love walking, relaxing, swimming, or town facilities. Nestled in the heart of the South Downs and close to the South Downs Way and in an area of natural beauty. Walks from the property can take you to a different hamlet each day. The Swallows can sleep up to 20 people ask for separate tariffs for party sizes. The grounds are  great  for relaxing  and with the outdoor swimming pool and tennis court you will have a great holiday.  Brighton is only 17 miles away and worth a visit for its night life, famous lanes and good restaurants.  Just 5 miles in the other direction is Eastbourne  The Sunshine coast renowed for its theatres, Pier and good beaches

The Entrance leads into the main dining hall and there is a separate cloaks room. The dining hall has a feature fireplace. leading off here is the conservatory set up with tables and chairs. Sliding doors lead out to the patio area of the grounds. Table and chairs are easily removed for outside dining. There is a dining room with seating for 10 people, the kitchen is fully fitted and equipped and has a 4 ring halogen hob, double and oven and grill, microwave, fridge/freezer and two fridges, additional freezer in the pool house. There is another dining leading from the kitchen.

The utility room has a washing machine and tumble dryer and stable doors taking you out to the kitchen garden. Bedroom one is on the ground floor and has a sofa bed, and seating area. Bedroom 2 is also located on the ground floor and has a 4' double and a single. The drawing room has comfortable seating for 10 people flat screen T.V. with DVD player, and Sky, wirelss internet, and there is a compact sterio player and ipod station. Up the sweeping stairs to the wide landing.

The master bedroom is a double with colour T.V and seating area. Ensuite bathroom with the original 30s bath with shower attachment, hand wash basin, toilet, and towel rail. Bedroom 4 is a twin with hand wash basin and colour T.V, Bedroom 5 is a double with T.V/DVD player, Bedroom 6 is a double with colour T.V. hand wash basin and fitted furniture. The family bathroom has a separate shower cubicle, bath hand wash basin, toilet , and heated towel rail. There is also a separate toilet. Bedroom 7 is a double with colour T.V. and hand wash basin and fitted furniture. Bedroom 8 is a twin with hand wash basin and colour T.V..

The annex which can be accessed via a staircase from the kitchen hall has two bedrooms one with a 4'6" bed and a single, colour T.V. and wardrobe. The other bedroom is a double There is also a bathroom with bath, hand wash basin,  toilet and heated towel rail.

Further details outdoors:
Sweeping driveway from the small private road leads up to the front of the property with parking. The grounds are extensive 2.5 acres with mature trees, a tennis court but not for the pro's as a little un-even, and walled area with gate leading tothe heated outdoor swimming pool which is heated to  28 degrees from mid May, Here are chairs and a sun table with parasol. There is a large pool room ideal for changing. The patio area is located outside the conservatory and is set up for outside dining, also supplied is a barbecue don't forget to buy the coal !!. A walk from here takes you down to the pond.

The owner will be there to greet you on arrival.   A house keeper can be aranged  at a daily weekly charge, and if you require shopping this can also be arranged at a charge ask for details.


To book  Swallows we require full payment of rent and no refunds are possible once booked.  There is also a returnable house deposit of £1500 which must be paid on booking this property.  The cost of any damages to the property  or to any items in or at the property caused or any service charges incurred by you or any member of your party (for example telephone calls) will be deducted from the security deposit at the end of your stay.  If no deductions are required your security deposit will be returned in full to you after your departure from the property. against breakages/damage and excessive cleaning costs which is returned after departure and once the property has been checked.  There is a welcome book on arrival and all linen and towels are included in the price.

We require £400 booking deposit and the balance is paid six weeks prior to arrival.

 Linen and towels are provided. Please note there is a returnable deposit of £1500 for breakages etc. Charged on this holiday home.
